The conditions for using the research workspace and its public-record summaries.

Information service

PropertyMetrics organises public records and user assumptions for general research. It does not provide a valuation, survey, mortgage recommendation, conveyancing service, planning opinion, investment recommendation or tax advice.

No reliance on a single result

Public datasets can be delayed, incomplete, revised or unavailable. A user must verify decision-critical information with the original source and obtain appropriate professional advice before entering a transaction.

User responsibilities

  • Use the service lawfully and do not overload or circumvent its controls.
  • Do not enter sensitive personal or financial information into case notes.
  • Check all user-entered assumptions and exported conclusions.
  • Respect the licence conditions applying to linked public datasets.

Availability

The service may change, suspend a source connection or become unavailable without notice. Saved browser cases may be lost when site data is cleared, device storage is reset or the storage format changes.

Comparison and monitoring labels

A postcode comparison is not a neighbourhood valuation, and a changed watchlist response is not a market alert. Users must inspect underlying records before relying on a difference. The current product does not run scheduled background checks or send notifications.

Third-party data and links

Source records and external sites remain the responsibility of their publishers. Linking or summarising a source does not imply that PropertyMetrics controls it or guarantees its completeness.

Liability boundary

To the extent permitted by law, PropertyMetrics is not responsible for a property, finance or professional decision made solely from this general research tool. Nothing in these terms excludes liability that cannot legally be excluded.

Changes

Material changes will update the review date on this page. Continued use after a change means the updated terms apply from that point.
