PropertyMetrics is an independently developed England property research workspace. It exists because public transaction and planning records are useful but easy to overstate: a postcode list can look like a valuation, and a mapped point can look like a property search when neither is true.
What the product does
The workspace retrieves attributable exact-postcode records and assembles a separately labelled pool from nearby postcode centroids. A user can inspect annual and property-type structure, review repeated address histories, choose and annotate possible comparable transactions, record evidence gaps and keep personal finance assumptions in a separate model. Saved cases remain on the user's device.
The comparison board applies the same source rules to up to four exact postcodes. A local watchlist can then save a dated response and manually check whether new transaction identifiers, the latest completion date or the planning-screen record count have changed. It does not claim to monitor property values in the background.
What the research desk publishes
PropertyMetrics Research Desk maintains the source connections, field definitions, local candidate-pool rules, comparison rules, watchlist boundaries, tax-model assumptions, methodology, task-specific reference notes and correction record. It does not publish invented market commentary, anonymous testimonials or synthetic property case studies.
Independence
PropertyMetrics is not an estate agency, surveying practice, mortgage lender, conveyancing firm, planning consultancy or tax adviser. The current product does not accept referral fees for recommending a particular property or professional.
How information is reviewed
Source documentation is checked when an integration changes and at least quarterly while the service is maintained. Method changes that affect what a user may conclude are dated and explained. Reported factual errors are handled through the public corrections process.
