What an address match establishes
A repeat-sale match shows that the returned dataset contains more than one transaction using the same normalised address and postcode. It can reveal a useful history to inspect, especially when the same property is being considered again.
The match is based on address text. Flat numbering, building-name changes, postcode revisions and corrected records can split one property into different strings or merge records that require closer inspection.
Nominal price change is not investment return
Subtracting the earlier price from the later price gives a nominal difference. It does not account for inflation, acquisition costs, financing, maintenance, major works, extensions, lease extensions, transaction tax or the time the owner held the property.
A large difference should trigger document research: compare archived particulars where lawfully available, planning history, floor plans, EPC floor area, tenure and title documents. Do not label the difference ‘growth’ until the basis has been defined.
Check whether the asset remained comparable to itself
A house can change substantially between sales. Extensions, subdivision, conversion, a new lease, enfranchisement or a change from non-standard to standard condition can make two prices evidence of different assets in practical terms.
- Confirm that the address refers to the same legal and physical unit.
- Check planning and building-control history between dates.
- Compare property type and tenure labels in both records.
- Record known works and any unresolved change.
