What the record establishes
A Price Paid Data record identifies a residential property transaction registered for value in England or Wales. The linked-data response used by PropertyMetrics includes the recorded address, completion date, price, property type, tenure indicator, new-build indicator and transaction category when supplied.
The record is evidence that a transaction was registered with those fields. It is not evidence of the property's present condition, current value or suitability for a particular buyer.
What is not in the transaction feed
The feed does not provide bedrooms, floor area, photographs, survey defects, lease length, service charge, ground rent, improvements, incentives or achieved rent. It also does not explain why two nearby properties completed at different prices.
- Do not calculate price per square metre without a separately verified floor area.
- Do not treat the property-type label as a substitute for an inspection.
- Do not infer that a missing recent transaction means no sale occurred.
Registration lag and revisions
Transactions can appear after completion because registration processing takes time. HM Land Registry also publishes additions and amendments. This means a recent exact-postcode result is a snapshot of the source response, not a closed record of every completion.
Save the retrieval time with your case and re-run the search when a decision depends on current coverage.
Use the source record
Every transaction shown in the workspace retains a link to its linked-data record. Open that record when a specific price matters, and compare it with title documents, agent particulars and professional advice rather than relying on a copied summary.
